Who is the designated builder for the development?
Austin Construction and Design.
Are there deed restrictions?
Yes, please refer to the Locust Hill deed restrictions available on the website for full details.
Is there an HOA for the deveopment?
While the development is deed restricted, there is currently no Homeowners Association in place. Please refer to the attached deed restrictions for full details.
How many lots are in Phase 1 of the development?

What size are the lots?
All of the lots are approximately one acre in size.
Is there a model home?
Not yet—this development just launched in May 2025, and a model home has not been built at this time.
Are there pictures of the interior of any homes?
At this time, the Mulberry plan is the only home with available interior photos. The other plans—Run For The Roses and Triple Crown—are proposed construction, so only renderings and elevation drawings are currently available.

If a lot is listed as active, it is available. If you don’t see it listed, it means the lot is no longer available.
What is included in the pricing?
Pricing includes the cost of the lot, construction, and standard selections. Please see the standard selections on the Locust Hill Acres website for details.
Can we build our own floor plan?
If you have a custom plan in mind, the builder is happy to review it. Just keep in mind that all custom plans must comply with the development’s deed restrictions and receive approval from the developer.
Who are the utility providers for the development?
Locust Hill Acres features underground utilities, with providers as follows:
Electric: Clark Energy
Water: Winchester Municipal
Gas: Columbia Gas (scheduled to be installed June 2025)
Sewer: Septic system for each lot
Septic or Sewer
All lots will be on an individual septic system.
